“Great buildings are remembered for how they feel — not how they are administered.”

The feeling of home

Luxury living deserves quiet administration.

The lobby should feel like a hotel, not a helpdesk. The gate should greet a guest in seconds. The conversation about service charges should never be the loudest conversation in the building.

MyResidencia is built around that idea. Every bill, visitor, complaint and repair is recorded once and visible to the right people — so the everyday running of a community stops competing with the experience of living in it.

  • Answer in seconds, not daysResident requests route straight to the right technician.
  • A gate that remembersPre-approved guests and deliveries flow through without a call.
  • Transparency by defaultEvery rupee in, out and outstanding is traceable to a unit.

One platform, four surfaces

Everything the community touches, in one place.

The resident app, the gate tablet, the admin console and the finance ledger share the same live record. Nothing is re-typed, nothing is reconciled twice.

Resident home screen with outstanding balance and quick actions

Home that answers first

Balance, requests, visitors and notices on a single, calm screen.

Resident payments screen showing invoice breakdown and pay button

Bills without argument

Itemised invoices, downloadable records and one-tap payment.

Resident service requests list with status, assignee and priority

Issues that close

Photo reports, status tracking, assigned technician and rating.

Resident visitors screen with gate approval and expected guests

Guests, politely handled

Pre-approve family, guests and deliveries before they reach the gate.

For residents

Resident app

Pay dues, raise a request, invite a visitor, register a vehicle or open a family profile — from a phone, in the language they use at home.

For the gate

Gate & security

Guards see who is expected, log arrivals and departures, and approve on instruction instead of making phone calls to the flat.

For management

Admin console

Occupancy, collections, live gate movement and every open ticket across towers — one screen, updated continuously.

For finance

Ledger & reporting

Real accounting beneath the surface: invoices, receipts, payables, aging and statements that survive an audit.

Built around your role

Four audiences. Four different wins.

A handover team, a volunteer committee and a professional facility manager do not need the same dashboard. MyResidencia gives each one the view they are accountable for.

Builders & developers

A finished building is a better-selling building.

  • Hand over with a live, branded resident app instead of a folder of documents
  • Configure charges, units and towers once — then clone the setup across projects
  • Show buyers a managed lifestyle: gate control, service SLAs, transparent dues
  • Keep visibility into collections and facility performance after possession

Society & HOA committees

Fewer WhatsApp groups. Fewer disputes.

  • Publish transparent monthly collections and expense records
  • Track every complaint to closure with whoever is responsible
  • Run approvals, notices and elections without paperwork
  • Give members an answer before they ask the question

Facility management companies

Run more buildings with the same team.

  • Manage every client property from one console with clean separation
  • Assign technicians, measure response and closure times, prove the SLA
  • Procurement, vendors and work orders in the same flow as billing
  • Give clients a portal view that reduces status calls

Residents & tenants

A home that feels looked after.

  • See dues clearly, pay securely, download the record instantly
  • Report a leak with a photo and watch it reach a named plumber
  • Approve guests remotely — no missed deliveries, no gate queues
  • Belong to the community: notices, events and service schedules

The honest comparison

Most societies are held together by spreadsheets and goodwill.

It works — until the committee changes, the building grows, or someone asks a question about last year's accounts. Here is what changes when the record lives in one place.

Today

The usual setup

  • Excel sheets and registers for dues, each with its own version
  • WhatsApp threads where requests quietly disappear
  • Gate calls the flat for every courier and guest
  • Collection figures known only after month-end
  • Staff attendance and salaries tracked on paper
  • New management inherits a puzzle, not a history
With MyResidencia

The connected way

  • One unit ledger, invoiced automatically each cycle
  • Requests logged, assigned, escalated and rated
  • Pre-approvals clear the gate before arrival
  • Collections and outstanding visible every hour
  • Staff, vendors and work orders in the same flow
  • Full audit history from day one

What's inside

The everyday essentials, done properly.

No modules you will never open. Just the work a real building generates every single day.

Billing & collections

Maintenance, utilities, parking, generator and one-off charges blended into a single monthly invoice — with receipts and arrears tracking per unit.

Unit & owner registry

A living record of towers, floors, flats, owners, tenants and family members — with tenancy start and end dates kept in order.

Gate & visitor control

Expected lists, one-tap approvals, delivery handling and a timestamped entry log for every person who crosses the boundary.

Service requests

Photo-backed complaints with category, priority, assignment and closure notes. Residents see progress; managers see accountability.

Accounts & reporting

Income and expense statements, receivables aging, vendor ledgers and balances that reconcile to the invoice level.

Staff, vendors & work orders

Keep the people who keep the building running — attendance, roles, wages, contractors and the jobs assigned to them.

Notices & community

Broadcast maintenance windows, events, circulars and safety notices to the whole society or a single tower.

Emergency & alerts

Panic alerts, service outages and priority escalations reach the right people instantly, with a permanent timestamped trail.

Admin console

A morning view that tells you what matters.

Open the console and the building tells you where it stands: occupancy, what has been collected, what is outstanding, who is at the gate right now and which requests are still waiting for a decision.

  • Live gate activity, delivery by delivery
  • Collection rate tracked cycle over cycle
  • Occupancy broken down by tower, floor and status
  • Registrations and approvals queued in one attention list

Getting started

Live within a week, not a quarter.

We configure your first building with you. Most communities are collecting through MyResidencia by the second billing cycle.

  1. 01

    Describe your community

Towers, floors and unit types are mapped in a short onboarding session — including your existing charge heads and arrears.

  2. 02

    Import people and balances

Owner and tenant records, opening dues and active contracts come across in one guided import. Nothing is re-keyed.

  3. 03

    Invite residents and staff

Residents join with a verified unit code. Guards get the gate view. Technicians get their queue. Everyone sees only their part.

  4. 04

    Run the first cycle

Generate invoices, collect, close requests and publish the summary. From here the routine is automatic.

Engagement

Start with one building. Grow into a portfolio.

Every engagement begins with a guided pilot so your committee can see the platform working on your own data before committing.

Pilot

  • Core billing, requests and gate
  • Resident app for all units
  • Guided setup and data import

What changes when the record is shared.

“The first month of billing told us more about our own building than three years of registers did.”

Questions

Things committees usually ask.

Still curious? Our team answers product questions directly — no sales script.

Ask us anything
Can we migrate an existing society without losing history?

Yes. We import units, owners, tenants, opening balances and active service contracts from your current spreadsheets or previous software. Historical dues are preserved as opening entries, so statements remain complete from the day you go live.

What can residents actually do in the app?

View and pay invoices, download receipts, raise and follow requests with photos, pre-approve visitors and deliveries, register vehicles, add family members, receive notices and reach the management desk.

Does it work for developers with multiple projects?

Yes. Each building is configured once and can be templated across new launches. A portfolio view lets the developer or facility management company compare collections, occupancy and request performance across projects.

How is the gate handled if internet drops?

The gate view caches today's expected list and approvals locally, so guards can keep admitting known visitors and the entries sync when connectivity returns. Management is alerted to the outage automatically.

Who owns and can see our financial data?

The society owns its data. Access is role-based and scoped: a resident sees their own unit, a technician sees assigned work, an administrator sees the building, and the developer sees portfolio-level summaries only.

Do we need new hardware at the gate?

No. The guard view runs on an existing tablet, desktop or Android device. Optional integrations with boom barriers, ANPR cameras and smart locks can be added through Mobilsmash during implementation.
